Auction | 13 Highbury Road, Burwood

The crowd, my team and I were all nice and cosy inside thanks to the weather at our recent auction of 13 Highbury Road in Burwood!

Luckily, it took the four bidders in competition just six minutes to reach our final selling price of $1,480,000. We were thrilled to achieve this result for our vendor CJ Luke and his wife, and so grateful for his kind words.

Auction Snapshot | 21 & 22 September

We’re proud to report a remarkable auction result for the Fletchers group over the weekend. Our talented sales team collectively achieved a clearance rate of 91%, far surpassing the state-wide result of 79%.

Come hail, rain or shine, the buyers were also out in full force, with the majority of auctions seeing multiple bidders in attendance. With competition heating up, the latest auction results provide a very good indicator of the strength of the market. Research by Domain Economist, Trent Wiltshire, indicated that the relatively high auction clearance rates in the two months prior to Spring are most likely an early sign of market turnaround. Domain data from the June 2019 quarter also showed a slight jump in house price medians for the first time since the peak at the end of 2017.

My personal team had 5 scheduled auctions for Saturday and pleasingly sold all 5 (including one sold prior). On Sunday we sold 218 The Boulevard, Ivanhoe East under the hammer for $1,932,500 – 2 bidders. Colleagues Brooke Warwick and Greg Taylor did an awesome campaign and our vendor who has owned the 1954 cream brick home for 33 years is all smiles.

Auction | 381 Station Street, Box Hill South

We were on the market at $1,380,000 and 76 bids across six parties later, we sold 381 Station Street in Box Hill South under the hammer.
An incredible price for our vendors, and it was great to work with my colleague Stefan Cook and Industry Insider vendor’s advocate, Andrew Date, to achieve this result.

Congratulations Edna!

Our lovely vendor Edna who has lived at 74 Durham Road in Surrey Hills for over 40 years. ☺️

Edna happily whacked on this sold sticker last night (after 11pm) after a long night of negotiation (multiple offers). Edna is rapt!

I work with an awesome team at Fletchers, especially those who directly support me with every sale. I have to say a special thank you to my colleague Harley Toyle with the pointy end of this sale – terrific salesmanship!

Nearly 100 people came to our auction of 1/15 Clyde Street in Surrey Hills on the last weekend of August, in what called an ‘out of the blue’ result.

On the market at $825k, five bidders pushed the final selling price to $931,500 – a wonderful result for our vendor! Take a look at some of the highlights from the auction. 😃👏

Auction Snapshot | 14 & 15 September

The REIV reported a solid auction clearance rate of 77% across the state over the weekend, a significant improvement from this time last year, which saw clearance rates sitting at 57%.

With demand for housing on the rise and the auction market heating up in the first few weeks of Spring, Jayitri Smiles from says ‘no changes to negative gearing, two interest rate cuts and looser lending regulations have encouraged buyers to break into the market this year’.

According to the Real Estate Institute of Victoria [REIV], an estimated 7,000 properties are expected to go under the hammer during the Spring selling season this year. National Property Buyers Director, Antony Bucello, said ‘we’re starting to see a little bit of an increase in stock, demand and confidence continues to increase as well. It’s back heading in the right direction’.

Results. It’s a Fletchers thing.
