February Super Saturday

It was a huge day on Saturday with the REIV recording over 1,200 auctions reported, marking the highest point in auction activity for the year to date.

In fact, the REIV was expecting that almost 3,000 homes would be auctioned by the end of February – that’s about 500 more than at the same time last year.

Really pleased that the weather held off throughout the day and Fletchers finished the weekend with a success rate of 74%.

This included an excellent achievement of 4/4 properties sold at auction for my team. Congratulations to all who bought and sold on the day!

Auction Wrap – 27 May 2013

The REIV recorded a clearance rate of 71 per cent on the weekend, compared to 60 per cent on the same weekend last year.

Fletchers achieved a success rate of 80 per cent, a strong follow up from the 88 per cent the previous weekend.

The fantastic weather certainly brought the buyers out with it, and I was pleased to be able to contribute 2 out of 2 properties sold to the company tally (can’t get better than that)!

My colleague Jason Salan and I were thrilled to achieve the fantastic price of $1.665 million for our lovely vendor, Fay, of 26 Bamfield Close in Templestowe. On an acre block in an exclusive Templestowe location, there wasn’t much not to like for the eventual purchasers!

The north facing, open plan living at 4/140 Nelson Road, Box Hill North was a real drawcard for potential purchasers, with three bidders competing to secure the as-new unit. It eventually sold for $510,000 with all parties thrilled with the result!

Last weekend I auctioned six properties, including the four units at 84 Winfield Road, Balwyn North. The process of auctioning one unit after another in the development went smoothly, with all selling under the hammer – a fantastic outcome for our vendors.

A highlight sale came from the auction of 29 Boisdale Street in Surrey Hills, which defied all expectations and was declared sold at $1.115 million. Five bidders pushed the property an impressive $215,000 over reserve!

Next weekend I am auctioning two properties, as one sold before – 18 Sutton Parade, Mont Albert North for $1.508 million…after only 9 days! Our vendors were thrilled with the oustanding sale price achieved.

Auction Wrap – 22 April 2013

The REIV recorded a clearance rate of 67 per cent on the weekend, compared to 54 per cent on the same weekend last year. Fletchers success rate was consistent with that reported by the REIV, again with a strong number of bidders at most auctions.

My team and I had a good result at 5 Alwyn Court in Mitcham, where we had two bidders in the bowl of a quiet cul-de-sac slug it out. The home eventually sold for $715,000. Both vendors an purchasers are very pleased – it’s a great home.

The property is located around the corner from the ‘Rangeview’ strip shops. Amongst these shops is a lovely bakery called the ‘Mitcham Bakery’ – it has been there for years! Besides the yummy cakes/hot pies etc, they do a beautiful selection of freshly made sandwiches, which they name after famous people. I’ve tried a few over my journey and my favorite sanger is the ‘Elton John’ – it’s a triple decker and it includes three different types of meats and the LOT when it comes to salad. If you’re hungry (I mean really starving), I highly recommend you order an ‘Elton John’. The vendors also love the bakery and enjoy an Elton John too!

13 Winmalee Rd, Balwyn drew an incredible crowd of almost 150 people. When it got to the business end, we received one bid and passed it in to the highest bidder at $2.210 million. Straight afterwards (inside the property) we negotiated a further $40k to reach a later offer of $2.25 million. Our vendor’s asking price is $2.45 million. I’m sure we are going to sell this beautuful French provincial home really soon. My colleague Thomas Lo and I have organised more open times next week, including one on Wednesday (24 April) at 5pm-5.30pm. Other times (if needed) will be provided online.

On its first Saturday open for inspection, the fully renovated period home at 14 Ryeburne Avenue, Hawthorn East proved popular, with 47 groups in total through. Certainly a home that is worthy of an inspection!

Next weekend, around 780 auctions are expected in Melbourne. Fletchers have 19 auctions scheduled, so should be a busy weekend!

Auction Wrap – 15 April 2013

The REIV recorded 471 reported auctions on the weekend, with a final clearance rate of 70 per cent. Fletchers achieved a success rate of 83 percent, selling 10 out of the 12 properties scheduled for auction.

It was another big weekend for my team and me, selling all three properties we had scheduled under the hammer. A particularly outstanding result was the auction of 15 Acacia Street in Box Hill, which sold for $900,000 – an unexpected yet spectacular $150,000 above the vendor’s reserve! A credit to our vendors who provided us with such a great home to sell and maintaining its impeccable presentation throughout the campaign!

The classic, three bedroom brick veneer home at 27 Rishon Avenue, Blackburn South also proved popular, with six bidders competing to secure that fantastic corner block position. It sold for $742,000, over reserve by $132,000!

These big prices in the aforementioned results are demonstrative of increasing prices and the results on the weekend generally are indicative of a rising market. We certainly saw indications from late December that 2013 would be a changing market (i.e. going up), and the results throughout the year so far have lived up these signs.

Next weekend, around 620 auctions are expected in Melbourne. Fletchers have nine auctions scheduled, two of which I am calling.

7 Page Avenue, Kew East

Like the temperature this weekend, the market for those priced right is hot. Numbers coming through at open for inspections are high and it feels like the market is about to rise.

If anyone is about to buy, now is the best time!

We achieved a massive price at 7 Page Avenue in Kew East on Saturday, with the impressive two storey home selling for $1.34 million after it was on the market at $1.13 million.
