Auction Wrap – 22 April 2013

The REIV recorded a clearance rate of 67 per cent on the weekend, compared to 54 per cent on the same weekend last year. Fletchers success rate was consistent with that reported by the REIV, again with a strong number of bidders at most auctions.

My team and I had a good result at 5 Alwyn Court in Mitcham, where we had two bidders in the bowl of a quiet cul-de-sac slug it out. The home eventually sold for $715,000. Both vendors an purchasers are very pleased – it’s a great home.

The property is located around the corner from the ‘Rangeview’ strip shops. Amongst these shops is a lovely bakery called the ‘Mitcham Bakery’ – it has been there for years! Besides the yummy cakes/hot pies etc, they do a beautiful selection of freshly made sandwiches, which they name after famous people. I’ve tried a few over my journey and my favorite sanger is the ‘Elton John’ – it’s a triple decker and it includes three different types of meats and the LOT when it comes to salad. If you’re hungry (I mean really starving), I highly recommend you order an ‘Elton John’. The vendors also love the bakery and enjoy an Elton John too!

13 Winmalee Rd, Balwyn drew an incredible crowd of almost 150 people. When it got to the business end, we received one bid and passed it in to the highest bidder at $2.210 million. Straight afterwards (inside the property) we negotiated a further $40k to reach a later offer of $2.25 million. Our vendor’s asking price is $2.45 million. I’m sure we are going to sell this beautuful French provincial home really soon. My colleague Thomas Lo and I have organised more open times next week, including one on Wednesday (24 April) at 5pm-5.30pm. Other times (if needed) will be provided online.

On its first Saturday open for inspection, the fully renovated period home at 14 Ryeburne Avenue, Hawthorn East proved popular, with 47 groups in total through. Certainly a home that is worthy of an inspection!

Next weekend, around 780 auctions are expected in Melbourne. Fletchers have 19 auctions scheduled, so should be a busy weekend!
